Terms and Conditions for ALL Remodeling Work, and Handyman Services Performed by Sundblom Construction (These Terms Aply to all projects and jobs that Sundblom Construction is hired to do, large and small).

1. Introduction

These Terms and Conditions ("Agreement") govern the residential remodeling services provided by Sundblom Construction ("Contractor") to the homeowner ("Client"). By engaging Sundblom Construction for remodeling services, the Client agrees to be bound by this Agreement.

2. Scope of Work

The Contractor agrees to perform residential remodeling services as discussed in person, over the phone, or via e-mail. If there is any confusion or changes as to the scope of work, the home owner agrees to discuss the changes with the contractor and proceed accordingly. (There may be a change order fee)

3. Estimates and Pricing

All estimates are based on the specified scope of work and are subject to change if the scope is modified. Prices exclude permits, inspections, and any unforeseen conditions unless otherwise stated. The Client shall pay the Contractor once per week for longer jobs, and Final payment upon completion of the work, unless otherwise outlined by a separate written contract.

4. Payment Terms

Payments shall be made once per week based on completed work that week. A deposit may be required prior to commencement. Final payment is due upon project completion and prior to the release of lien waivers or final documentation. Late payments may incur interest fees.

5. Permits and Approvals

The Client is responsible for any Permits and fees associated with permits unless otherwise agreed. If the homeowner refuses to obtain permits, then the homeowner takes on complete liability with the local authorities for not having the proper permits in place.

6. Client Responsibilities

The Client shall provide access to the property during agreed-upon hours and ensure the work area is free of personal belongings. Any delays caused by the Client may affect the project timeline and cost.

7. Project Timeline

The Contractor will provide an estimated project timeline. Delays due to weather, material shortages, or other unforeseen circumstances are not the responsibility of the Contractor.

8. Warranties

The Contractor warrants workmanship for one year from the date of project completion. Manufacturer warranties apply to materials and products used and are subject to the terms provided by those manufacturers. If for any reason the homeowner stops the project before completion, there will be NO warranty, or refunds on any of the work performed by the contractor.

9. Changes and Cancellations

Changes to the project may result in adjustments to cost and schedule. The Client may cancel the project at any time, but The Client is still subject to payment for work performed and materials ordered up to the cancellation date, along with a cancellation fee of 20% of the remaining work.

10. Liability and Insurance

The Contractor maintains liability insurance covering the scope of work. The Client is responsible for insuring personal property on-site. The Contractor is not liable for damages caused by Client actions or third parties.

11. Dispute Resolution

Any disputes related to this Agreement shall be resolved through negotiation in good faith. If unresolved, disputes may be submitted to mediation or binding arbitration as agreed by both parties.

12. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the state in which the property is located.

13. Entire Agreement

This document, along with any written project proposals, contracts, text messages, or verbal communications, constitutes the entire agreement between the Client and Contractor and supersedes all prior agreements or communications.

By proceeding with the remodeling project, the Client acknowledges having read, understood, and agreed to these Terms and Conditions.
